                                  Contract - Terms & Conditions

   For the ____ rooms furnished apartment located in ________________________________________.

   Provided that the Lessor allows the temporarily use of the apartment and its content and provided that the Lessee is interested in using the

   apartment for period time agreed in advance, it is agreed between the parties the following:

1. The Lessee can use the apartment to be used as a residence only from  ______________ Until _______________.­

2. The Lessee will pay to Lessor for use of the apartment the amount of _________________ $/day/month as follows: 20% at the moment of

    reservation and the balance up on entering the apartment (Payment in Shekels at the official rate of the Dollar).

    Deposit made at the time of reservation will in no case be reimbursed in case of cancellation.

3. The Lessee engages himself to free the apartment on the ____________ Latest at _________ hours and to remove all personal belonging.

4. The apartment comes furnished with air-condition, color T.V.  furniture and kitchen tools.

5.  The Lessee (Only long term rentals) engages himself to pay for gas expenses, water, electricity, cable-T.V for the duration of the renting.

6.  The lessor engages himself to provide clean apartment.

     The Lessee declares that he has received a suitable apartment and renounces to all claim on this subject.

     He engages himself to pay all damage caused by him in the apartment.

7. The Lessee recognizes that the period of using the apartment is limited and the instructions of the 1972' Law on protection of tenants.

8.  The Lessee rents this apartment for his personal use to the exclusion of all third person (He cannot sub-let).

9.   The Lessee engages himself to allow the Lessor to visit the apartment during the period of renting, with an anticipated phone call in

      order to show the apartment to future lessees.

10. Domestic animals (dogs, cats, etc) are not allowed in the apartment.

11. The Lessee accept in advance that, if he has not liberated the grounds on the Date _________ that he Lessor has the right to take back the

         Apartment, cut the water, electricity, remove the belongings of the Lessee and expels any person in the apartment without a judiciary warrant.

12. The non-respect of one of the clauses of the present contract will signify the non­ respect of the whole contract.

13. The Lessee remits the amount of $______________ as security. (Cash, Credit Card).

14. In case of theft, the Lessor will not be held responsible for the Lessee's personal      belongings.

­    The Lessor engages himself to reimburse this amount at the end of the contract and under the condition that the Lessee pays

for use of charges and eventual damages caused to the Lessor's goods.
